Traditional brick built and part rendered semi-detached house, circa 1940s.
We were asked to solve serious condensation issues and also project manage a retro-fit insulation project combined with significant alterations and improvements.
In order to improve the ventilation and achieve the high levels of insulation required to the bedrooms, ground floors and the garage space - a detailed home survey was carried out with a specification and schedule of work provided by THIAS.
Technical specifications were prepared for the remedial work.
Following a detailed examination of the property and an extensive review of the current
ventilation and insulation in the property, an action plan was prepared with a schedule of work agreed and planned for the spring and summer of 2013.
The owner of this semi-detached Harrogate home wanted to solve an on-going and serious condensation and mould issue in the property, combining any remedial work and internal and external repairs with an essential insulation upgrade. The goal was to improve levels of ventilation and thermal Insulation to the existing home. The property was cold, hard to keep warm and fuel bills were rising.
2. Our process and work undertaken
The property was cold and draughty and had condensation on most windows where the majority were single glazed. Mould existed on a number of outside walls and ventilation in the home was very poor and needed significant improvement.
The homeowner wanted to convert an existing attached garage into a useable utility room and store, while retaining the ability to use the space as a garage in the future.
The loft space which was sweating due to blocked or missing ventilation. Ventilation was improved and air flow increased to key areas of the property. This was achieved by installing a number of roof tile vents. Other repairs were also carried out to the loft space and roof.
Ventilation to the whole house was provided by the installation of a new PIV system and humidity sensing fans in the bathrooms and en-suite. A modern single room heat recovery system was installed in the kitchen area.
New energy saving PVCu windows were installed to the property. In particular, two very large bay windows and a number of flat and arched frames were replaced with with A-rated glass and fitted under the supervision of Thias.
The garage space was dry lined with a thermal insulation system developed by Thias: a combination of treated timber frames; a fire rated phenolic foiled back insulation between the studwork; and over boarded with a thermal board system, including appropriate vapour barrier. New PVCu A-rated windows were installed as well as an insulated garage door.
3. Results & completed project
The project was completed in the summer 2013
The work was managed by Andrew Spence, a project manager with over 25 years experience.
Following completion of the insulation and ventilation work to his Harrogate home, the homeowner now benefits from a very well insulated home and can expect lower fuel bills in the future. The home has been improved and internal and external improvements have enhanced the appearance of the property.
Mould and condensation problems are no longer a concern.
We have created a 'warmer, fresher and healthier home' and have improved the internal living environment for the owners of this property.
