Energy Performance Certificates for landlords
Since 1 October 2008 all homes being let have needed an Energy Performance Certificate (EPC) and landlords need to provide the EPC to any prospective tenant.

The requirement for an EPC covers private investment property, owners renting their own homes, houses in multiple occupation and registered social housing. An EPC is required when letting to a new tenant (not an existing tenant). The EPC will be lodged with Landmark Information Group (https://www.hcrregister.com/) and is valid for ten years. An EPC is only required for a property which is self-contained, and is not required when a tenant rents a room and shares facilities, for example a lodger.
The report must be made available without charge by a landlord to a prospective tenant at the earliest opportunity.
