1. Customers requirements / Job description

Property Description: A traditional brick built detached house in Harrogate, circa 1960s.

Project type:Retro-fit insulation project combined with significant alterations.

The owner of this detached Harrogate home wanted to transform the appearance of the property and combine internal and external repairs with an essential insulation upgrade, the goal was improved levels of thermal Insulation to the existing home, the property was cold and hard to keep warm, and fuel bills were rising.

In order to achieve the high levels of insulation required to the ground floors and garage space, a detailed home survey was carried out, and a specification and schedule of work was provided by THIAS.

Technical specifications were prepared for the structural work.

2. Work undertaken

An old leaking flat roof was removed from the front elevation, and replaced with a pitched tiled roof, with new joinery, the work allowed additional insulation to be added, all old timbers and rotten fascia boards were stripped and the roof was re-tiled using a high quality breathable membrane, sections of the roof were insulated while the roof was exposed, the roof was also ventilated correctly to prevent condensation.

The old cement board ceiling in the garage was removed to allow the area to be insulated, as the garage was cold and there was a bedroom above this made sense to reduce heat loss and make the room warmer. Due to water damage all damp timbers were treated and the ceiling was re-plastered.

New insulation was required to the main living room floor, the old floor was removed because of movement and the joists were not supported correctly, and also a lack of insulation.

External renovation work included converting flat roofs to pitched roof`s with added insulation, and general property repairs, including replacement fascia boards and guttering.

Windows that could not be renovated were replaced with Hardwood doubled glazed frames, and included new high performance double glazed sealed units to meet the highest thermal standards.

New entrance doors were manufactured in hardwood to match the original frames, all new frames were preservative treated and painted as part of the fitting process.

New window and door frames were made to match the original frames.

3. Conclusion

The project was completed in October 2013.

The work was managed by Andrew Spence, a project manager with over 25 years experience.

Following completion of the insulation and roofing work to this Harrogate home, the homeowner now has a very well insulated home and can expect lower fuel bills in the future, the home has been improved internal and external improvements have enhanced the appearance of the property.
